What a Whole-Home Renovation in Lake Worth Beach Involves

City rules that shape a multi-room project here, taken from the city's own published guidance.

Phasing a renovation does not avoid the permit

Since July 1, 2026, Florida House Bill 803 lets some single-family projects under $7,500 skip a building permit, with city approval first. People sometimes ask whether a larger renovation can be split into small jobs to fit under it. The city's answer is no: projects intentionally divided to remain below the threshold still require a building permit.

The exemption also excludes any plumbing, electrical, structural, HVAC, or gas work, any work in a flood hazard area, and new windows and exterior doors. A whole-home renovation involves nearly all of those. We phase the work for your comfort, not to change what the city requires, and we handle the permitting process for every phase.

Meet the preservation staff before the design is final

The city has designated six local historic districts and four individually significant structures since it adopted its preservation ordinance in 1996. For a property in a district or an individually designated landmark, a Certificate of Appropriateness is required before exterior work begins and before a building permit can be issued, and most exterior alterations need that application filed together with the permit.

The city's staff recommend an appointment to discuss a project before finalizing architectural designs or buying construction materials. On a whole-home plan that touches windows, doors, or an addition, we set up that conversation early, after confirming the address on the city's zoning map viewer.

What slows plan review here, in the city's words

Lake Worth Beach uses one master permit application for all scopes of work and reviews plans digitally. The Building Division lists what delays review, including an incomplete application, plans missing required disciplines, plans not signed or sealed as state law requires, no current survey, inconsistencies between plans and product listings, and a missing Certificate of Appropriateness application in a historic district.

A whole-home project crosses plumbing, electrical, mechanical, and finish work, so the missing-discipline problem is the one to watch. We put the full package together before it goes in, because a set that comes back for corrections costs time for every room.

Why the tub is the exception to the exception

The Building Division's permit exceptions list allows replacement of common household fixtures in the same location in a single-family home, and it names one exclusion: the bath tub and shower.

That matters for the most common request we get in older houses here, turning a tub nobody uses into a walk-in shower. It is a permitted project, not a swap, and it usually opens the wall and the floor to plumbing we want to see anyway. We plan it into the scope from the first visit.
