What a Palm Beach County Bathroom Has to Handle

In a bathroom, the drain and the building decide more than the drawing does.

Homes here are built on concrete slabs, so the existing drain location is a real constraint rather than a starting suggestion. Moving a toilet or a shower drain means cutting the slab, rerouting under it, and pouring back. It is routine work, but it is not free, and it is the difference between a layout that can be built and one that only looks good on paper.

That same slab decides whether a curbless shower is possible. A zero-entry pan needs depth for the slope to the drain, and that depth has to come from somewhere. Sometimes it is available and sometimes the floor has to be built up across the room to get it. Either way it is worth answering early, because it changes the door, the threshold, and the tile layout.

Condo bathrooms carry an extra layer. Waste stacks and risers are shared with the units above and below, so how far a wet wall can move is often set by the building rather than by the design. Add an approval packet before demolition, a reserved service elevator, and building hours, and the schedule is shaped before the first tile is chosen. We wrote up the details boards actually approve.

Then there is the air. Year-round humidity puts real load on waterproofing and ventilation, and coastal air is hard on fixtures. A bathroom that was detailed for a dry climate will show it here, usually first at the fan, the grout, and the hardware.

Waterproofing, Tile, and Fixtures

A bathroom is judged on its finishes and fails on what is behind them.

Waterproofing comes first

Everything visible in a shower sits on top of a waterproofing layer that nobody will ever see. It is the part of the job with the least to show for it and the most riding on it. Pan slope, corners, curbs, and every penetration get detailed before tile, because this is the one layer that cannot be corrected later without taking the room apart.

Curbless and zero-entry showers

A curbless shower has to drain without a curb to contain it, which puts all the responsibility on the slope and the drain. A linear drain lets the floor fall in one direction instead of four and makes large-format tile far easier to keep flat. It is the detail that makes a shower feel considered rather than simply step-free.

Large-format tile and slab walls

Fewer grout lines means fewer places for a wall to hide its flaws. Large panels need a trued substrate, a dry layout so cuts fall where they are least visible, and enough hands to set a sheet without flexing it. Carried floor to ceiling, it is the single biggest change you can make to how finished a bathroom reads.

Natural stone in a wet room

Marble is beautiful and it etches. In a shower or around a vanity it will record what it meets, which some homeowners like and others do not. Sealing schedule, honed against polished, and where the stone actually goes are decisions worth making with clear eyes rather than discovering after the first year.

Glass, fixtures, and hardware

Frameless glass is measured after the tile is set, not before, because it is cut to the room as built. Unlacquered brass patinas quickly in coastal air, which is either the intent or a surprise. Fixture finishes are chosen as a family so the shower, the vanity, and the hardware are speaking the same language.

Ventilation that is actually sized

The exhaust fan is the least glamorous decision in the room and the one that protects everything else in it. Sized to the space and ducted properly, it keeps humidity off the paint, the grout, and the hardware. Undersized or vented poorly, it quietly undoes good tile work over a few seasons.
