Condo buildings have their own inspection cycle
After the Surfside collapse, Boynton Beach created a recertification program for condominium and cooperative buildings three stories or taller. A milestone inspection is due by December 31 of the year the building turns 25, counted from its certificate of occupancy, and every 10 years after that.
If the first phase finds substantial structural deterioration, the association has to submit a repair plan and schedule. Before you book a unit renovation, ask the association whether repair work is planned. A building with structural repairs under way is sharing its elevator, loading area, and work hours with those crews.
The city may still have your house's original drawings
Boynton Beach keeps permit records for properties in its jurisdiction, and it says those records include building plans, site plans, certificates of occupancy, and elevation certificates. For a house changing walls, plumbing, or rooflines, that archive is worth reading before design starts.
Original plans show where the structure and the wet walls were meant to be. An elevation certificate, where one exists, answers part of the flood question early.
