What the city's own rules say about a kitchen, and where condominium and single-family projects go different ways.

The city names kitchens on its permit list

Some homeowners hope a kitchen can be done as a cosmetic refresh without the city involved. Boynton Beach answers that directly. Its permit FAQ lists kitchen and bathroom remodels among the typical projects that require a permit, alongside new circuits, electrical panels, and gas lines.

The same FAQ says what does not need one: painting, flooring, similar finish work, and swapping a plug-in appliance. It even lists cabinetry as permit-free, but only when it is not part of a kitchen or bathroom remodel. A new state exemption for small single-family jobs, in effect since July 2026, leaves out plumbing, electrical, gas, mechanical, and structural work, which is most of what a real kitchen involves. We handle the permitting process so the job is on record from the start.

A condo kitchen is filed as a commercial project

This one surprises people. In SagesGov, the city's permitting system, the residential project type covers single-family homes and townhouses. Apartments and condos sit under the commercial project type, even when the work is one kitchen in one unit.

It matters because the city says that if the wrong project type is selected, the application is abandoned and has to be filed again, and payments cannot be moved across. On top of the city's side, the building has its own rules: work hours, elevator reservations, where debris goes, and whether a range hood can vent outside or has to recirculate. We confirm all of it with the association before a layout is drawn.

Decide where the sink goes before anything is submitted

Boynton reviews the whole project inside SagesGov, from plan review through inspections and close-out. Its own guidance notes that a change to proposed work can only go in as a revision after the permit has been approved and issued.

In a kitchen, that makes the early decisions expensive to reverse. Moving the sink to the island, shifting the range to an outside wall, or adding a circuit for a second oven all change the drawings. So we settle the layout, the appliance list, and the lighting plan with you first, and only then prepare the package. A kitchen that changes shape halfway through costs time twice: once in rework, and again in review.

Historic review stops at the outside wall

Boynton's Historic Resources Preservation Board reviews designated historic buildings and sites. Under the city's criteria, a Certificate of Appropriateness covers actions affecting the exterior of a designated property, and of any property inside a designated district.

An interior kitchen renovation is generally not what that review looks at. It becomes relevant when the design reaches outside: a larger window over the sink, a new door to the patio, or a hood vent cut through an exterior wall. If your property carries a designation, we raise those items during design so they can be reviewed before the schedule depends on them.
