The failure mode on a multi-room renovation is rarely craftsmanship. It is the handoff. Tile arrives before the waterproofing inspection clears. The cabinet installer shows up to a room the electrician has not finished. Each gap costs days, and on a project with six trades those days compound.

A single-room remodel is one conversation with the city. A whole-home project is several, with sub permits by trade and staged inspections that each have to clear before the next phase can proceed. Getting that order right is most of what keeps a large renovation moving, and it is our job rather than yours.

The era sets the constraints. Older homes bring cast iron and galvanized plumbing, undersized electrical service, and plaster that does not behave like drywall. Mid-century houses often route plumbing through the slab. Newer construction is more predictable structurally but comes with tighter association rules. We walk the house before quoting so the estimate reflects the building rather than an average.

Yes. Boca Raton issues permits through its Development Services department, with applications and inspections in Boca eHub and plan files submitted through Boca ePlans. We prepare the submission, pull the permits and sub permits, and carry the project through inspections.
My community has an HOA or a condo board. Is that a problem?
No, it is normal here and we plan around it. We prepare the scope documentation, supply license and insurance certificates naming the association, and work within the building's rules on work hours, elevator use, and debris removal. Because boards meet on their own schedule, we build the approval window into the timeline from the start.
Can you work while we are out of town for the season?
Yes, and it often makes the project go faster. We can open up more of the house at once, and we keep you updated with photos as the work progresses so you are not guessing about what is happening at home.
How do you price a project?
We walk the home, measure, and write a scope you can actually read, then price against it. Fixed estimate rather than a low number propped up by allowances that grow once demolition starts.
